Residential Property Sales

All sales are dealt with by qualified solicitors and the seller is kept infomed throughout the transaction. Before we commence any work on your behalf, we will give you full details of costs and our terms of business and the procedure (in brief) is as follows:-

Following your instructions to sell the property, we obtain the estate agents particulars of sale, which give details of the selling price of the property, the name of the purchaser and the purchaser’s solicitors. At that stage, we obtain details of the title from the Land Registry or from the title deeds (if the property is unregistered). We then issue a contract to the purchaser’s solicitors.

Once the purchaser’s solicitors have taken the purchaser’s instructions, we receive an approved contract from the purchaser’s solicitors and arrange for the seller to sign the contract. The transaction becomes legally binding when the contracts are exchanged and, at that time, a date is inserted in the contract when the parties will move and the purchaser will hand over the completion monies. The purchaser’s solicitor will prepare the transfer document which is approved by us and the seller and the buyer sign the transfer before completion. Upon completion of the sale, we ensure that any mortgage on the property is repaid and send the net proceeeds of sale to the seller, normally by way of telegraphic transfer at no extra charge to the seller.

Sales can normally be completed within 6 – 8 weeks from the receipt of instructions from the selling agents, although timescales vary considerably depending upon whether there are related transactions and other factors affecting the sale.
