Residential Property Purchases

Once a purchaser’s offer has been accepted, normally via estate agents, the estate agents issue the particulars of sale to us and we write to the seller’s solicitors and request the contract paperwork. When in receipt of that paperwork and a suitable plan of the property, we make appropriate searches and enquiries and give the purchaser advice on which searches to make. The usual searches that are made include local, water, environmental and coal mining.

When we have the result of all searches and enquiries, we report to the purchaser with all the relevant information in relation to the transaction. When the purchaser is satisfied with the paperwork and his funding is in place, the transaction becomes legally binding by an exchange of contracts when an agreed date for moving is inserted in the contract.

We then draft the transfer document for approval by the seller’s solicitors and the transfer document is signed by the seller and buyer prior to completion. On the completion date, we send the completion monies by way of telegraphic transfer to the seller’s solicitors and the keys are released to the purchaser and the purchaser takes possession of the property.
