House sellers are being urged to ensure that hidden charges or commission fees are not inflating the price they pay for their Home Information Pack (HIP).
Former Law Society President Paul Marsh said that sellers should ask for details of the exact costs to discover if they are being charged more than they should be, and more than the HIP actually costs.

This includes the cost of the searches, Energy Performance Certificate (EPC) and the title documents required within a HIP.
Please note that if your property is outside of the area of Northumberland County Council the cost
of the HIP will need to reflect the cost of the local authority search for that area. Furthermore if your
property has more than five bedrooms, the cost of the HIP may have to increase to reflect any higher costs of obtaining an EPC and if the property is leasehold it may be necessary to pay for further documents required within the HIP.
